The flipping that has gotten the bad press is the quick property turn over that involves appraisers intentionally falsifying home values to banks that loaned more money on houses than the property was actually worth. Real estate investors were paying off appraisers, real estate agents, attorneys and mortgage brokers to fraudulently turn over full value properties quickly, most of the time in 30 days or less without doing any repairs.

It’s possible for flippers to legally gain profits by buying properties below market value or repairing a property up to it real market value. As long as an investor properly flips a property then there is nothing wrong with an investor turning over a property in a short time.

Opportunities exist for bird dogs that want to learn how to get started in the real estate industry by working with an investor that needs multiple deals.
